Why should I Auction my home, I hear you ask. Well, it gives you more options for a start. Most observers of the auction system are of the opinion that if a house does not sell on the auction day, then the auction has been a failure. This is entirely incorrect. 

The sale by auction gives the seller three distinct opportunities to sell their home, either prior to the auction, on the day or shortly afterwards. 

Buyers purchasing prior to the auction or on the auction day, are unconditional cash buyers, while an opportunity is given to conditional buyers, if the house is passed in on the day of the auction. The auction day, is only one day in complete marketing program.

So, lets just go back over the cash buyer situation, we are talking, no cooling off period, no finance clause,  and no building and pest clause, in fact, we are talking, no clauses at all.

We take a 10% deposit on the fall of the hammer and in 30 days or a time frame that YOU stipulate, the property then changes hands. If the buyer can’t settle on time, then they forfeit their 10% deposit. 

If you can see what’s happening here, is the seller is total control of the sale, the conditions and further more, the price, as the reserve set by the seller is the lowest price the home can be sold for on the day.
